Being a small landlord means you are running a business. Your tenants are your customers. Like in every successful business you need to communicate with customers and offer a quality product. I asked all my customers to tell me when it's convenient for them for me to check the furnaces, smoke alarms, fire doors, etc.

Too many out there just put down a down payment, get a mortgage, list it for rent, and that's all. Then cry if your tenants have any issues.
