With Rent Controls you ultimately end up with HIGHER RENTS

Ability to adjust rents limited = higher risk = less investment
Less investment --> Less supply --> HIgher prices

Rents above AGI -- with >10% inflation over last 3-4 years, landlords could only increase by 3.7%
Is that fair to the landlord?
How does the landlord afford to MAINTAIN the property, do repairs and maintance?
Landlord costs increase as well -- insurance has had annulaized increases over 15%
Without Rent Above Guideline increases, the "cheap" buildings eventually deteriorate as the money is not there to MAINTAIN
THEN you complain about "slumlords"
